Weekly home visits are suggested, and bi-weekly or monthly visits are also available. We have heard too many stories from our clients of the things that went wrong with their homes while they were away.

In our desert climate, heat is a major factor. An air conditioner not working properly, or a slowly dripping water leak can quickly cost thousands of dollars in damage or repairs! We take photos of the inside and outside each visit so you can see what we see. We customize a checklist for each of our client’s homes. A basic list is below:

Upon Arrival

  • Exterior walk around to inspect grounds, landscape, lights, and pool
  • Remove newspapers, flyers, and junk from the front door and driveway
  • Check the mail
  • Check all gates have locks and are secured
  • Review roof (from the ground), screens, windows, AC units, fence
  • Turn water ON – “slowly” (We highly suggest leaving the water off, but will leave the final decision to the homeowner)
  • Make sure to spend time outside, so anyone possibly watching your home sees us
  • Upon entering the home, disarm the alarm (if applicable). We do request our own code so you know when we are coming and going

Interior Check

  • Check all windows and doors for damage and ensure they are secure
  • Visual check for signs of water damage, heat damage, and storm damage around ceilings, walls, window sills, and door entries
  • Run water through all taps, including sinks, bathtubs, and showers, looking under sinks for possible leaks
  • Flush toilets - brush if needed, watching for any dripping around the base and tank
  • Run the garbage disposal adding ice if available to keep blades sharp and avoid locking up
  • Check the water heater – it should be turned OFF at the breaker or on Vacation Mode when the water main is OFF.
  • Check water softener and add salt if needed and confirm it's operational
  • Check for signs of insects, pests, and rodents
  • Check all rooms that lights are operational, ceiling fans are working, no signs of damage
  • Verify AC is working properly and that the thermostat is set appropriately for the season
  • Check AC filters quarterly, and change them if needed
  • Check refrigerator and freezer, and wine coolers for proper temp and operational
  • Water indoor plants
  • Check the garage - test garage door is working properly, there are no signs of pests, and all doors are secure

Pool Area

  • Check that pool is being serviced by reviewing the condition of the pool and its water
  • Check chlorine floater has tablets
  • Remove any slips left by the pool service company and put them inside the house

Departure

  • Complete a final walk-through of the interior of the home, that all lights are off and all water is off
  • Set alarm (if applicable)
  • Turn the water OFF at the main
  • Send photos and email to the homeowner with commentary on our visit

The above is a basic checklist and will be customized for your property and requests. Some insurance policies may not pay claims if the property is vacant for weeks and/or months at a time. Did you know that some insurance companies offer a premium discount if you show you have a licensed, bonded, and insured home watch company taking care of your home?

You might think you don’t have anything to worry about, just lock and go— it's a gated community, and the property manager will take care of issues while you are away. Not! You, the owner, are responsible for drip pans overflowing, water heater leaks, burst pipes, water leaks, and other damages inside your condo that can lead to damage in other units if not found promptly. Not only are you responsible for damages to your unit, but you may also be responsible for damages to common property, and we haven't even begun to discuss the damage that your unit can have that's caused by another unit. What if your AC shuts down or freezes up (yes, this happens in Arizona)? What if your toilet leaks and it continues to fill and leak, and fill and leak? What if the unit upstairs has a leak in the shower pan, leaking into your unit each time they shower?
Many Arizona Homeowner Associations require homeowners to have a home watch, and some insurance policies may not pay claims if the property is vacant for weeks and/or months at a time. Check your Association rules and insurance policy for specifics. Some insurance companies may also offer a discount if your show you have a licensed, bonded, and insured home watch company taking care of your condo. Cleaning Services

Dreamweaver will prepare your home, so your guests know it’s been cleaned and well prepared.

  • Dust baseboards, ceiling fans, light fixtures, furniture, ledgers, and the exterior of cabinets
  • Vacuum and mop all floors and rugs
  • Clean the inside, outside, and top of the refrigerator and freezer, and microwave
  • Wipe down and shine all kitchen and bathroom countertops and mirrors
  • Clean and sanitize showers, bathtubs, sinks, and toilets
  • Turn on the ice maker
  • Set the thermostat down for your arrival
  • Clean patio/deck
  • Set out and clean patio furniture and cushions
  • Turn on the hot water heater
  • Wash bed linens and towels
  • Check the water softener and add salt if needed and confirm its operational
  • Replace any burned-out light bulbs

Dreamweaver will meet guests upon arrival and walk them through the home and answer any questions. Before their departure, we will help with anything that might come up during their stay. Upon departure, we will complete a final walk-through to ensure there is no damage and the house is secure by performing a home watch check.

If you have a vehicle, it is important you don't forget to take care of it, like your home, while you're away. This service can be added to your home watch or requested as a sole service:

  • Disconnect the battery or start the car on a regular basis and allow it to run for approx 10 minutes to recharge the battery
  • Move the vehicle several feet and then back to reduce the possibility of flat spots on the tires
  • Wash and or detail the vehicle
  • Acquire emission tests for vehicle registration when needed
  • Register your vehicle with the Department of Motor Vehicle
